Retained Display work for property and education: placement exclusion maintained weekly, remarketing against known CRM events, no open prospecting.

About this service

On the last eleven lead generation accounts I opened, the top 200 placements by spend in open Display prospecting were between 60 and 80 percent mobile app inventory and made-for-advertising domains. Display in this sector is not a reach problem and not a creative problem. It is an inventory problem, and most of the work is subtraction. The exclusion regime: An account-level placement exclusion list, maintained rather than set once, is the backbone. Mobile app categories come out wholesale unless somebody can explain why a buyer viewing a three-bedroom semi is inside a puzzle game. Content suitability sits on limited inventory, digital content labels above DL-T are excluded, and parked domains and error pages are switched off. Each week the placement report is pulled through the Google Ads API, anything past a spend threshold with no engagement joins the list, and the list is shared across campaigns so the same domain is not paid for twice in two places. Where Display earns its budget: Not prospecting. It works here as a nurture surface against events you already know happened: a viewing booked and not attended, an application stopped at document upload, a prospectus downloaded eleven days ago. Each of those is a segment with a defined window, usually 14 to 45 days depending on the stage, and a frequency cap, because the fourth impression in a day to somebody already deciding is an irritation you are paying to cause. Creative: Responsive display ads assembled from assets you own, with headlines and descriptions written per segment rather than per campaign. No dynamic creative vendors, no third-party ad server, no HTML5 builds. Where a segment needs an asset that does not exist, you get a brief rather than a filler banner. Reporting worth reading: A monthly view showing spend by placement quality tier, which segments produced qualified enquiries, and what was excluded and why. Impressions and reach appear once, near the bottom, because they are inputs rather than results. How it runs: Monthly, with a heavier first month because the exclusion build and the segment architecture happen then. After that the work settles into placement review, segment maintenance and creative rotation. I do not need a standing weekly call and will not schedule one. Not included: Open prospecting campaigns on the Display Network. If that is the brief we are not a match, because I have not seen it pay in property or education at a spend level where the waste is affordable. Banner design. Programmatic buying outside Google Ads, since DV360 is a separate discipline and deserves someone who works in it daily. Retargeting through third-party pixels and vendor tags. Who this is not for: Brands who need Display to produce an impression number for a board slide. Advertisers with a few thousand monthly sessions or fewer, where the remarketing pools never reach a size that justifies anyone managing them. And anyone who wants the exclusion list handed over as a one-off file. It decays: made-for-advertising domains are registered faster than they are blocked, and a list built in March is worth very little by September. That decay is the reason this is a retained piece of work rather than a project, and if a project is what you want, buy the audit tier and run it yourself afterwards.
